Commercial Roof
Maintenance
Protect the roof over your operations — before a small problem becomes a big one
Waiting for a leak is the most expensive way to run a roof
Your roof is one of the biggest assets on the building — and the easiest to ignore until water is already inside. By then you’re paying for the repair and the damage underneath. Since 1990, central Illinois building owners have trusted us to get ahead of that: catch the small problems early, document everything, and give you a roof budget you can actually plan around.

Protect
Longer roof life and a warranty that stays valid.
What a maintenance plan does for you
- Catches leaks and damage early — before they reach your inventory, equipment, or tenants.
- Extends the life of the roof — and defers a six-figure replacement.
- Keeps your manufacturer warranty valid — most (including Duro-Last) require documented maintenance.
- Turns surprise emergencies into a predictable budget — easier to plan and justify.
- Gives you documentation — reports and photos you can hand to an owner or board.
What’s included
- Scheduled inspections, spring and fall (plus after major storms)
- A written report with photos of any issues found
- Minor repairs handled on the spot
- Priority scheduling when something does come up
Skipping maintenance can quietly void your warranty
Most commercial roof warranties — Duro-Last included — require documented, regular maintenance to stay in force. Miss it, and a claim years down the road can be denied. Our plan keeps the paper trail the manufacturer wants, so the coverage you paid for is actually there when you need it.

Respect that is earned.
“To the entire team of guys that worked on my roof…A HUGE THANK YOU!!!!!! Each and every one of them were courteous, professional and made the roof replacement a little more enjoyable. They made sure each day that all of the areas they were working were cleaned up and looked as if they were never there. Each of them appeared to have the knowledge that they needed and a willingness to go above and beyond to ensure that we will have a great roof for many years to come.”

Commercial roof maintenance questions, answered
Why do I need a maintenance plan if my roof isn't leaking?
Because the cheapest problems to fix are the ones you catch before they leak. Regular inspections find failing seams, fasteners, and flashing while they’re still small — and keep your warranty valid.
How often do you inspect?
Typically spring and fall, plus after any major storm. Two planned visits a year catches the seasonal wear that causes most leaks.
Does maintenance really extend a roof's life?
Significantly. Small, timely repairs keep water out of the system, which is what actually shortens a roof’s life. A maintained roof routinely outlasts a neglected one by years.
Can a maintenance plan protect my warranty?
Yes — most manufacturer warranties, including Duro-Last, require documented maintenance. Our plan keeps that record so a future claim isn’t denied on a technicality.
How do we get started?
Call 309-647-9209 or request an assessment. We’ll inspect the roof, tell you its real condition, and set up a plan that fits the building.

A quick assessment tells you the roof’s real condition and what a plan would cost. No pressure.
