Why metal roofs start to leak
A metal roof rarely fails all at once — it nickel-and-dimes you with leaks that are hard to track down. The usual culprits:
- Loose or backed-out fasteners — thousands of screws that loosen as the roof expands and contracts.
- Open or failing seams — lap seams that separate over time.
- Rust and corrosion — panels corrode at the edges and fastener holes once the coating is compromised.
- Dried-out sealants — caulk and butyl at penetrations crack long before the metal does.
Patching buys time, but on a roof with hundreds of seams it becomes a losing game.
Can your metal roof be repaired?
Often, yes. Plenty of metal-roof leaks are fixable — re-sealing seams and penetrations, replacing failed fasteners, repairing flashing, or recoating a sound panel. We come out, find where the water is actually getting in, and tell you honestly whether a targeted repair will hold. If a repair makes sense, that’s what we do — no upsell to a full roof you don’t need yet.
When repair isn’t enough: recover it with Duro-Last
When the metal is past saving, we recover it with a Duro-Last single-ply membrane — usually without a full tear-off, so your building keeps running through the job.

Metal roof repair questions, answered
Can a leaking metal roof be repaired, or do I need a new one?
Many metal-roof leaks are repairable — failed fasteners, open seams, flashing, and sealant are common fixable causes. We inspect it and tell you honestly whether a repair will hold or whether a recover is the smarter spend.
Why does my metal roof leak at the screws?
Fasteners back out and their rubber washers dry and crack as the roof expands and contracts, opening thousands of tiny entry points. Re-fastening and re-sealing often solves it.
What is a Duro-Last recover?
When a metal roof is past repair, we install a Duro-Last single-ply membrane over it — a watertight, prefabricated system, usually without a full tear-off.
